If you’ve landed here, it means you’re one of those people. So let me tell you what is really about.

I’m Alanna Avalone. I’m a private lender, a former architect, and someone who believes real estate is built on more than numbers. It’s built on structure, of the property, of the deal, and of the relationships behind it.

This space is where I share what I’m actually seeing: the deals on my desk, the capital conversations I’m having, the patterns I’m tracking across private lending and investor behavior. I write this each week like I’m writing to a close colleague or a client I’ve worked with for years, because that’s the energy I want this to carry.

Why I’m Writing This

I’ve already worked with developers, landlords, and first-time investors. I’ve structured deals across Florida, Texas, Georgia, New York, and watched how private capital moves through every type of project and person.

But what I noticed is this: most of the lending content out there feels cold. Too broad. Too corporate. Or too surface-level to be useful.

So I wanted to create something different. A space that feels personal. That reflects what’s really happening behind the scenes. And that honors the relationship part of private lending—the part that’s often forgotten in the chase for rates, terms, and speed.

A Little Backstory (If We Haven’t Met Yet)

Before lending, I spent 13 years as an architect. I saw real estate through the lens of design, function, and potential. I worked closely with developers. I understood how a space could create value, and how a mistake could destroy it.

Then I stepped into lending, and I never looked back.

My transition was strategic, rooted in my family’s real estate background and a growing partnership with Brazilian institutional investors who shared my long-term view. Since then, I’ve built a private lending practice focused on clarity, speed, and deep relationships. I now operate as a bridge between real estate investors and the capital they need, not just to close, but to scale.

For the Long Haul

This isn’t about hot takes or “deals of the week.” It’s about real capital, real structure, and real relationships.

I’ve built this newsletter to be as straightforward and honest as my everyday conversations with clients. There’s no fluff here, just valuable insights, a few personal stories, and a clear guide on how the capital is really moving in today’s market.
